Common Questions About Our Services
Answers to the questions we hear most from property managers, business owners, and community associations across Kauai.
Pricing & Quotes
How much does sealcoating cost in Kauai?
Every property is different. Pricing depends on square footage, surface condition, and services needed. We provide free on-site assessments and detailed written quotes — so you'll know exactly what you're getting before any work begins.
Will I get a written proposal before work starts?
Always. Every job starts with a free on-site assessment and a detailed written proposal. No verbal agreements, no vague estimates. The price you approve is the price you pay.
Is the on-site assessment really free?
Yes — no cost, no obligation. We come to your property, walk the surface, assess the condition, and measure the scope of work. You receive a detailed written quote. If you decide not to move forward, that's fine.
Sealcoating
How long does sealcoating last?
A professionally applied seal coat typically lasts 3–5 years depending on traffic volume, UV exposure, and surface preparation. Kauai's intense sun and frequent rain can accelerate wear — we'll give you an honest assessment for your specific property.
How long before we can use the surface after sealcoating?
Typically 24–48 hours for full cure, depending on temperature and humidity. We'll confirm the exact window for your job based on conditions at the time of application.
What happens if it rains after sealcoating?
We monitor weather closely and won't apply sealcoat if rain is expected within the cure window. If conditions change unexpectedly after application we'll assess the surface and reschedule touch-up work if needed — protecting the work is protecting your investment.
Does my surface need to be repaired before sealcoating?
In most cases, yes. Cracks and potholes should be addressed before a seal coat is applied — sealing over damaged pavement traps moisture and accelerates deterioration. We'll identify any repairs needed during the free on-site assessment and include them in the proposal.
The Process
How quickly can you schedule a site visit?
We can usually schedule a site visit within the week. Call us at 808-634-3306 or fill out the quote request form and we'll be in touch within one business day to set a time.
How long does a typical job take?
It depends on the scope. A standard parking lot sealcoating job is typically completed in one day. Larger paving or multi-service projects may take several days. We'll give you a clear timeline in the written proposal so you can plan accordingly.
Do you work around business hours?
Yes. We understand that closing a parking lot during business hours isn't always practical. We work with property managers to schedule jobs at times that minimize disruption — early morning, evenings, or weekends when needed.
AOAO & Community Associations
Do you work with AOAO and HOA communities?
Yes, regularly. We understand the proposal and approval process community associations require — written quotes, clear scope, defined timelines. We're comfortable presenting to property managers and boards throughout the process.
Can you provide documentation for board approval?
Absolutely. Our written proposals are detailed enough for board review — scope of work, materials, timeline, and cost all clearly laid out. We're also available to answer questions from property managers or board members during the approval process.
Service Area
Do you serve the entire island of Kauai?
Yes. We serve commercial properties across all of Kauai — from Lihue and Kapa'a to Princeville, Hanalei, Poipu, and Waimea. No area is too remote.
Do you work on residential properties?
Yes. Kauai's residential market is unlike anywhere else — estate properties, private roads, and large motor courts that require the same professional approach as commercial work. We have the right equipment for both large commercial projects and the more precise work that private residential properties demand. If you have a residential project on Kauai, reach out and we'll assess whether it's a good fit.
